Roof renovation 2026: cost, process and when a repair is enough

In 2026 a roof renovation in the Czech Republic costs, depending on scope: a new covering from CZK 1,900/m² for metal and from CZK 2,300/m² for tiles, a new timber roof frame CZK 900 – 2,000/m² and gutters and flashing CZK 450 – 900 per running metre, all excluding VAT. A 150 m² family-house roof with new tiles comes to roughly CZK 377,000 and up, with a new roof frame from CZK 512,000. The key decision is whether a repair is enough, a new covering on the existing frame, or a new frame as well — and that only becomes clear after inspecting the roof from outside and from the attic.

When a roof is at the end of its life

• tiles around 40 – 50 years old, cheaper metal or fibre-cement sheets around 25 – 30 years;
• repeated leaks, damp patches and mould under the roof;
• crumbling or slipped tiles, rusty sheets and gutters;
• no underlay membrane — common on roofs built before the 1990s;
• a sagging ridge, signs of rot or wood-boring insects in the rafters.

Three levels of roof renovation

If clay tiles are still sound, the roof can be "relaid": the tiles come off, a new membrane and battens go on, and the original tiles go back. You pay for labour, membrane and battens, not for a new covering.

Example: a 150 m² roof

A 150 m² gable roof, 40 running metres of gutters and flashing, tiles, three skips: new covering from CZK 345,000, flashing CZK 18,000 – 36,000, disposal CZK 13,500 – 21,000, in total from CZK 376,500. With a new roof frame (150 m² × CZK 900 – 2,000) from CZK 511,500. Insulating a loft adds CZK 90,000 – 180,000.

A new roof on an old house

• Structure — a heavier covering goes on an old frame only after a carpenter or structural engineer has assessed it.
• Asbestos-cement sheets may only be removed by a licensed firm and disposed of as hazardous waste.
• Chimney — repair the part above the roof before new flashing goes on.
• Lightning protection — refit it and have it inspected.
• Permits — replacing a covering without changing the roof shape usually needs no permit; changing shape or height does, so check with the building office.

Process and timing

1. Inspection of the roof and frame, measuring, itemised quote.
2. Ordering materials, scaffolding, rain protection, skip.
3. Stripping the old covering, repairing or replacing the frame.
4. Membrane, counter-battens, battens, covering and flashing.
5. Lightning protection, clean-up, waste removal, handover.

Replacing the covering on an ordinary house takes 2 – 4 weeks, with a new frame a week or two longer. The best season is spring to autumn.
